How We Cleared 24 Acres of Mesquite in South Texas — And What We Learned

When we first purchased our 24 acres of raw land in La Feria, TX we had no idea what we were getting into. The property was covered in dense mesquite, huisache, and thick South Texas brush that made it nearly impossible to walk through let alone build on.

Instead of hiring someone we made the decision to invest in our own equipment and do it ourselves. That decision changed everything.

Here's what we learned from clearing our own land — and what every Rio Grande Valley property owner should know before starting a land clearing project.

South Texas brush is not like brush anywhere else. Mesquite and huisache have deep root systems that grow back aggressively if you don't remove them properly. Cutting them at the surface just makes them come back stronger. You need to get the roots — and that requires the right equipment.

The right equipment makes all the difference. We run a 2019 CAT 316 Excavator and a 2025 JCB 270T Track Loader with a brush hog, wood grabber, stump puller, and stump grinder. Each attachment serves a specific purpose. The brush hog handles overgrowth. The grapple moves debris. The stump puller gets the roots. Having the right tool for each phase of clearing is what separates a clean job from one that regrows in six months.

Caliche and clay change everything. South Texas soil is unlike anywhere else in the country. Caliche hardpan sits just below the surface and makes digging significantly harder. If you're planning to grade or build after clearing you

need equipment that can handle caliche — not just a small tractor.

Plan your debris removal before you start. One of the biggest surprises for first-time land clearers is how much material comes off the property. Trees, brush, stumps, and roots add up fast. Have a designated staging area and a plan for disposal before the first machine fires up.
